Ensuring the home of your dreams comes without hidden structural issues and problems is key to a successful purchase. Getting a home inspection is important but you’ll still want to be aware of the following areas:
- Rotting Roof – Roof leaks can be very difficult to spot. If possible, inspect the celling area of the attic as it will be much easier to identify water stains.
- Water Damage – Check window seals and stains on ceilings. If possible plan a visit just after or during a rain storm so you can really investigate the home.
- Deferred Maintenance – Routine home maintenance that has been put off can be a red flag. If certain issues aren’t caught early on, they can result in costly repairs.
- Basement Woes – An inspection of the basement will help you determine the age of the HVAC, plumbing and electrical systems and how well they’ve been maintained. Also, be on the alert for musty smells.
- Cracking Up – Check hard surface flooring for large cracks and also focus around windows and corners. Go outside and examine the size and proximity of trees as roots can cause big problems.

Grey Bruce area home sales set new November record!
Residential sales activity recorded through the MLS ® System of the REALTORS ® Association of Grey Bruce Owen Sound came in well above year-ago levels in November 2015.
Home sales numbered 200 units in November 2015, jumping 28.2 per cent from November 2014. This was the best November on record by a considerable margin.
On a year-to-date basis sales activity was running 16.1 per cent ahead of the same period last year. With one month left to go in 2015, activity is running just 21 sales below the 2007 record. Sales of all types of properties numbered 249 units in November 2015, up 23.9 per cent from the previous November.
The average price of homes sold in November 2015 was $257,437, rising 10.4 per cent on a year-over-year basis. The year-to-date average price figure was $244,774, up 7.7 per cent from the first 11 months of 2014.
New residential listings on the Association’s MLS® System numbered 240 units in November 2015. This was a decrease of 12.4 per cent compared to November 2014. Active residential listings totalled 1,574 units at the end of November, down 11.4 per cent from the same time last year.
The number of months of inventory stood at 7.9 at the end of November, down from 11.4 months at the end of November 2014 and below the long-run average for this time of the year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
The dollar value of all home sales in November was $51.5 million, up 41.6 per cent on a year-over-year basis. This was a record for the month of November and marked the first time dollar volumes had surpassed $40 million in this month. The total value of all properties sold in November 2015 was $63.3 million, an increase of 26.7 per cent from a year earlier.

There may not be a cure for the common cold but there are certain steps you can take to reduce your chances of catching one. Here are a few natural remedies to keep in mind:
- Sour Puss – A tsp of apple cider vinegar in ½ cup of water will help keep a cold at bay.
- Powerful Pepper – A cup of hot water with a ¼ tsp of cayenne pepper will help soothe a sore throat.
- Cold Cry – Onions have been used for centuries to ward off and relieve cold symptoms. Cut up and boil an onion to make tea. Adding a little lemon juice will help the taste.
